What we clean

Six kinds of building, one agreement.

Office and janitorial

Nightly or set-schedule service for single-tenant offices, suites, and multi-tenant common areas. Trash and recycling, restrooms restocked and disinfected, vacuuming, hard-floor care, kitchens and break rooms, glass and entry doors.

Warehouse and distribution

Front offices, dispatch, break rooms and restrooms on a recurring schedule, with periodic machine scrubbing of racked and open floor. Crews work around receiving hours and shift changes, in hi-vis, following your site check-in.

Medical and dental suites

Exam rooms, operatories, waiting areas and restrooms cleaned to a written scope, with bloodborne-pathogen trained staff, EPA-registered disinfectants used at their labeled contact time, and regulated waste left to your protocol.

Day porter and periodic work

Daytime coverage for lobbies and high-traffic buildings, plus scheduled strip-and-wax, carpet extraction, high dusting, and interior window work billed against the same agreement.

Post-construction and fit-out

Rough, final and touch-up cleans for tenant improvements and new construction. Drywall dust, adhesive and grout haze, sticker and label removal, HVAC filter replacement, and a final walk with the GC before turnover.

Apartment and unit turnover

Between-tenant cleans for property managers on a per-unit rate, scheduled against your make-ready calendar rather than ours.

How it works

Four steps, in this order, every time.

    We walk the building

    Usually 30 to 45 minutes, at whatever hour suits you. We measure the cleanable square footage, note floor types, restroom fixture counts, and anything unusual about access.

  2. 02

    You get a written scope

    Task by task, area by area, with a frequency against each one. Daily, weekly, monthly, quarterly. It becomes the document both sides point at when something is in question.

  3. 03

    A fixed monthly number

    Built from labor hours at the real loaded cost, not a rate pulled off a chart. New Jersey sales tax at 6.625% appears as its own line, so you can compare our number against any other bid honestly.

  4. 04

    Insurance, then keys, then start

    The certificate is issued to you with the additional insured endorsement attached before anyone gets access. We agree the key and alarm protocol in writing, then the first shift runs.

If your building is outside these corridors, say so when you call. Cleaning is a drive-time business and we would rather tell you no than show up late.

Before you sign anything

Ask every bidder these four questions.

  • Are your cleaners W-2 employees or subcontractors? Under New Jersey’s ABC test, a cleaning company calling cleaners independent contractors rarely survives an audit — and the unpaid liability has a way of finding the property owner.
  • Can I see the additional insured endorsement, not just the certificate? A checked box on an ACORD form confers nothing on its own.
  • Does your general liability cover damage to the floor you’re cleaning? Standard policies exclude it unless a care, custody and control endorsement was added.
  • Is sales tax included or added? New Jersey taxes cleaning at 6.625%. A bid that hides it is either 6.625% higher than it looks or is not being remitted.

What building managers ask us.

How is commercial cleaning priced?

By the labor the building actually takes, not by a rate card. Square footage, floor types, restroom count, frequency and how heavily the space is used all move the number. After a walkthrough you get a fixed monthly figure with the scope attached, plus 6.625% New Jersey sales tax as a separate line.

What hours do you work?

Most commercial accounts are serviced after hours, typically starting between 6pm and 9pm. Warehouses often run on the gap between shifts. Day porter coverage is scheduled during business hours where a lobby or high-traffic area needs it.

Do we have to supply anything?

No. Equipment, chemicals and labor are ours. Consumables — paper towels, toilet tissue, hand soap, can liners — can be billed through us at cost plus handling, or you can keep buying them yourself. Whichever you prefer, it goes in the agreement so there is no argument later.

What happens when someone calls out?

The account gets covered. We staff for absence rather than assigning one person with no backup, because a building that gets skipped once starts shopping.

Can you meet our landlord's insurance requirements?

Send us the certificate language from your lease or management agreement. We carry $1,000,000 per occurrence and $2,000,000 aggregate general liability and can provide additional insured endorsements — the actual endorsement pages, not just a checkbox on a certificate.

How do we get out if it is not working?

Thirty days' written notice, either direction, no penalty. A cleaning contract that traps you is a contract written by someone who expects to disappoint you.
