    Rough clean

    After framing, drywall and mechanicals — before finishes

    Debris removal, gross dust knocked down from structure and mechanicals, floors swept and vacuumed with HEPA filtration, stickers pulled from windows and fixtures while they still release cleanly. Done properly this phase decides how much labor the final clean takes.

    Final clean

    After trades are out, before the punch walk

    The heavy phase. Every horizontal surface, inside every cabinet and drawer, fixtures, millwork, doors and frames, switch and outlet plates, window interiors and tracks, and floors cleaned to the finish manufacturer's method. This is what the owner walks through.

    Touch-up

    After punch-list work is complete

    Punch trades put dust back into a finished space. A touch-up pass immediately before turnover is the difference between a clean handover and a callback. Scheduled the day before the owner walk, not a week ahead.

What GCs get wrong when they bid it out

Four things worth knowing before you compare numbers.

It is not office cleaning with a different name

A cleaner working a finished office covers a few thousand square feet an hour. Post-construction runs a fraction of that, because drywall dust bonds to surfaces, adhesive and grout haze need dwell and agitation, and every sticker comes off one at a time. A 15,000 square foot final clean is crew-days, not crew-hours. Any bid priced like routine janitorial is a bid from someone who has not done this work.

Silica dust is a real exposure, not a nuisance

Cured drywall compound, concrete and masonry dust carry respirable crystalline silica. We use HEPA-filtered vacuums rather than blowers and brooms, and our people wear appropriate respiratory protection. A contractor dry-sweeping a fresh build is putting your other trades at risk along with theirs.

HVAC filters get changed, not just the surfaces

Running the system during construction loads the filters and the ductwork with fine dust, which then redistributes over everything you just paid to have cleaned. Filter replacement at final clean is part of our scope, and we will tell you if the duct itself needs a specialist.

We need the building actually ready

Construction debris removed by the GC, power and lighting on, water available, and trades genuinely finished in the areas we are cleaning. Cleaning around active trades doubles the labor and produces a worse result. This gets written into the schedule rather than assumed.

Who we do this for

Commercial fit-outs and home renovations both.

On the commercial side: tenant improvements in the Route 4 and 17 office corridor, medical and dental suite build-outs around Englewood and Hackensack, and warehouse and flex space through the Meadowlands. What general contractors ask.

How is post-construction cleaning priced?

By the labor the space actually takes, quoted after a walkthrough — never at a per-square-foot office rate. Drywall dust load, floor and finish types, cabinet and millwork count, window quantity, ceiling height and how much sticker and adhesive removal is involved all move the number substantially. Two buildings of identical size can differ by a factor of three.

Can you do all three phases or just the final?

Either. Most GCs bring us in for final and touch-up, and some for rough as well. Doing the rough phase properly reduces the final clean, so on larger fit-outs it often costs less overall to run all three than to skip to the end.

Can you name us and the owner as additional insured?

Yes, on ongoing operations and completed operations — CG 20 10 and CG 20 37 — with waiver of subrogation and primary and non-contributory language where your subcontract requires it. We provide the endorsement pages themselves, not a certificate with a checked box. Most GCs verify this before releasing payment, so it is easier to have it in hand at the start.

How fast can you turn a space around?

Tell us the turnover date and we will tell you honestly whether it is achievable and what crew size it takes. Where the schedule is genuinely tight we will say so rather than accept the job and miss the date, because a missed turnover on a fit-out costs a GC far more than the cleaning contract is worth.

Do you take the construction debris?

No. Debris removal and dumpster service stay with the GC. We clean the space that is left, and we will flag it before mobilizing if a site is not actually ready for us — which is a scheduling conversation, not a change order.
